We are so, so (so!) excited to kick off our next project – the garden apartment! If you’ve been with us since the beginning of this house’s renovation journey, you might remember that our home is zoned as a residential two-flat, meaning, there are two living units. Before us, the house was split into several apartments, with each one being rented. As soon as we signed those closing papers, we spent the better part of a year to turn it back into a two-flat. You’ve come to know the first two floors as ours, but directly below us is the garden unit!
It was never our intention to own a two-flat, but the price was right, and it was in our very favorite Chicago neighborhood. Of course, we learned to quickly embrace it – hello, income property! – and almost immediately, we leased the garden apartment to a friend who was looking for an inexpensive place to live. The unit got a good scrubbing, fresh paint and a handful of necessary repairs to get it in good working order, and we priced it accordingly. We couldn’t have asked for a better tenant; she never complained or grumbled about our own renovation messes, and we did everything we could to ensure that her and her boyfriend felt safe and comfortable.
Our plan has always been to overhaul the garden apartment. We didn’t know when, but we’ve been setting aside funds for a while knowing that it was in our future. There’s a world of potential in this unit. It would make us so happy to know that our tenants love where they live as much as we do, and for as long as we’ve lived here, we’ve constantly daydreamed about the changes we’d make – someday. Well, after 3.5 years, our tenants has decided to move on, and so here we are, someday, diving in head first!
We’re hiring out some of the work, DIY-ing the rest, and we’ll be partnering with a handful of the most supportive sponsors who are all just as excited as us to polish it right up. Almost every last thing you see will be getting overhauled – light fixtures, paint, floors, walls, shiny appliances and a complete kitchen remodel (to name a few!) – and we’re hoping to accomplish it all in within a three month timeline. In other news, somebody knock on wood – quick!
